Project Introduction:

LV Care Group approached MAC Architecture in 2023 to develop a scheme for over 55’s housing within the grounds of the existing St Joseph’s Residential and Nursing Home which has led to a proposal for 42 new sheltered homes.

In Jersey there are extensive waiting lists for care home spaces together with a high demand for family homes. This proposal aims to alleviate the pressure on these needs by providing alternative forms of accommodation that maintain independence, while providing the reassurance of the nearby care home staff and facilities. In addition, the proposal offers a social and community focused design that acts as a further impotence for potential residence to move on from larger, isolated homes typically found in Jersey’s rural parishes.

The site has a system of existing pathways on a steep topography with  an established fabric of mature trees and gardens. This proposal specifically retains and celebrates this landscape for the benefit of future residents, existing care home residents and members of the public.

The current scheme is still being developed and as part of the design process we welcome feedback from the public in order to enhance the scheme further and to discuss any concerns. Given this, we look forward to welcoming you to the public consultation within the Dining Hall of the Care Home on the 23rd of September.

Design Development

Post Public Consultation Revisions:

Following the Public Consultation held at St Joseph's Care Home a number of revisions have been implemented as part of our ongoing development of the design. At the time of writing the key changes are as follows: 

  • The removal of the communal balconies facing the eastern boundary to minimise any overlooking into neighbouring properties  

  • Re-positioning and redesigning of the bungalows on the southern tip of the site to lower their visual impact and move them away from neighbouring properties as well as moving any garden areas to face into the site 

  • The removal of the bike store off of the southern elevation of the western block to lower the visual impact for the neighbour 

  • The removal of the communal balcony from the southern elevation of the western block to protect neighbour's privacy 

  • A simplification and minimisation of overhangs to lower the visual mass of the buildings
